When do I need an EPC?
You generally need a valid EPC when selling or letting a property. It shows the property's energy efficiency rating and is valid for ten years.

What does the energy assessor look at?
The assessor records the things that drive energy use — wall and loft insulation, the heating system and its controls, glazing, hot water and lighting — then uses standard calculations to produce your rating.
What is the minimum EPC rating needed to let a property?
A privately rented property normally needs a rating of at least band E to be let legally, unless a valid exemption applies. These standards can change over time, so we will advise on the current requirement and any improvements needed to meet it.
How long does the assessment take?
A visit to a typical home usually takes under an hour, depending on size and access. The certificate is then lodged on the national register and is normally available shortly afterwards.
